video we’re going over how to start a local lead generation business now if
you’re new to my channel I make videos business tutorials right over the

we’re gonna dive into how to start a local lead generation business I have a
few of these businesses myself so I just want to go over it because it’s becoming

topic how to sort of local lead generation business rank and rent
websites that type of information I’m gonna leave that blog post down below in
the description I highly suggest you read that check that out yourself
and now when it comes to local lead generation there’s really two big main
models and one of them is where you pay for leads and you flip them and you’re
selling the lead to a local service provider and I’m going to explain us a
little deeper so that if you’re new you understand this and then there’s an
another way where I like is my favorite is using a skill called search engine
optimization where you’re ranking websites on properties and Google my
businesses locally for certain industries and for certain services and
you’re selling those leads that are coming in okay so I’m just gonna write
this down remember the two main things I’m going to be talking about today when
it comes to local lead generation is one which is really what I call the rank and
rent method and the skill set for this is called SEO search engine optimization
which is my favorite and then the other way you can do a local lead generation
business is where you’re doing pretty much a pay per call or lead model right
and what you’re doing here is you’re spending money
to generate a certain lead and then you’re flipping it for more money to a
local business now you might be thinking okay how exactly does that work well
first we’re going to start with rank and rent search engine optimization and if
you’re in my digital real estate secrets course already that’s what that is all
about again that course is down below the training if you want to check that
out it’s in the link in the description and we’re using search engine
optimization so pretty much what you’re doing is you’re investing in a website a
local website for a specific industry so let’s just say pressure-washing
and let’s say you wanted to go after people who are looking for pressure
washing and power washing in New York City that would be the vertical you’re
going in and that would be the city you’re going in now what you would do is
build out a real business website Google my business you would make it look good
you’ve optimized it and then you use what we call search engine optimization
to rank it for a whole bunch of terms that people go over to google and type
in when they’re looking for pressure washing
maybe gutter cleaning window cleaning right anything that has to do with
pressure washing and power washing all the different types of keywords you make
a list and you optimize a website and other properties for that website so
that we can leverage Google which is a number one search engine so when
someone’s typing in if they’re in New York City and they’re looking for maybe
getting their driveway pressure washed they might type in driveway power washer
or driveway pressure washing in New York City and they’re finding your website
and your Google my business and when they make a call you’re tracking all
that and you’re getting all these calls every month and now all you have to do
is find a pressure washer company in New York City and say hey look this is what
we do similar let how you would buy ads from Google or similar how you’re
working with homeadvisor except we’re selling exclusive phone calls right to
you and then you make a price so once you’re done with your SEO and you’re
ranking this is why I love this so much usually once you build enough power over
a few months and you get stapled up on page 1 of Google for keywords your phone
doesn’t stop ringing and the leads keep coming in
now depending on the size of your city and how competitive things take longer
but obviously the bigger the city usually the more the phone calls come in
the more people that are searching the more people the bigger population so now
you find somebody that wants to buy those leads and maybe they’ll offer you
depending again what vertical you’re in if you’re doing pressure washing it’s
gonna be a lot different than if you in a competitive niche like lawyers right
lawyers New York City is a very very competitive niche but somebody might pay
you a few hundred dollars per lead where pressure washing you might work out a
deal where you’re like okay give me $25 for every phone call and qualified lead
that I send you now if they if you’re getting ten leads a week let’s say and
they’re paying you $25 per phone call or per qualified lead because there is also
an opt-in form on our websites some people don’t always call they’ll just
put their phone number their name and what they’re interested in getting done
right into the form on the website and that’s still a qualified lead now if
you’re getting 10 of those a week you’re talking about two hundred and fifty
dollars per week that you’re gonna be making and four if you could do that a
month you’re making $1,000 per month with a local lead generation website or
what I like to do is the rank and rent method and that’s why I call it rank and
rent where you can just say listen I’m going to keep building power to this
website and all the properties it’s getting on average about ten calls a
week now probably can get more if you give me $750 a week every week on
autopilot like they’re renting the website from you I’ll send you as many
calls it gets 750 for me per month you get as many calls that come in from that
website they’re all yours and if there’s a return on investment which you should
for him and for you it’s a win-win they should want to do that okay and now the
pay per call model my business partner Arvind is very very good at this is when
you’re spending money you could do this with maybe pay per call Google Ads
or Facebook and Instagram ads where you’re spending money on an ad that you
do that you create and you get it in front of people who need a service and
then when they click on your ad they turn into a lead similar to your rank
and right website but the difference is you have to pay
every time you’re generating that lead okay so for an example if you are on
Facebook and you’re scrolling and you see an ad pop up and it says get 10% off
your pressure washing somebody’s paying Facebook for you to click on that ad
when you click on that ad it’s costing that advertiser money so when you get
really good at running these type of ads though you might know on average it
costs you maybe $5 to get a lead so you’re spending money on Facebook or you
spend money on Google pay per call ads which are the ads at the top of Google
and maybe you look at your data and you realize that on average if you get good
at running the ads it may be only a few dollars for you to generate a qualified
lead so now what you would do is if you were running ads for pressure washing
and you’re trying to get people who are interested in pressure washing to click
on your ad let’s say you learn that it’s costing you about $5 on average to get a
qualified lead now again if we know in our industry and market that we could
get about $25 a lead now we know if we flip these leads to a local business
owner same type of deal saying like hey your phone’s gonna ring we’re sending
you those leads that’s all from us right we know we’re spending five dollars to
make their phone ring they don’t know that but we’re charging them $25 for
each lead so we’re making a $20 profit on each phone call and that’s how you
can do the pay per call model now how does this stuff work like what do you
need to start to do this and the biggest thing that you need is a skill set right
you can’t just start something without understanding it fully and I can sit
here for hours trying to teach this stuff so I’m not going to keep the video
that long but the skill set is key here because when you understand how to rank
websites that skill set yeah there’s time in it yes it’s a real
skill you actually gonna spend some money but when you can do that you are
worth money not only can you develop your own properties rank them rent them
or sell the phone calls like I showed you in this demonstration right here but
you can also offer that service to other local businesses for
their own websites and they’ll pay you a good fee every month if you can rank
them and start generating qualified traffic and leads to their business so
SEO it’s the skill set same thing with pay per call I mentioned
earlier my partner Arvind is really good with Google pay per call ads he really
dials things down it’s a skill set he spends a lot of time he understands how
to optimize a campaign you have to learn all this stuff and it’s gonna cost a
little bit of money especially when you get into paid advertisement right now we
have a cool case study going on where we have a rank and rent website we’re
ranking the site but now we’re also taking money and putting it into
Facebook and Instagram ads and generating even more leads so we’re
doing both in that case we’re spending money on search engine optimization and
digital properties getting in the top of Google to generate traffic for when
people are searching for certain services and then on top of it we’re
also leveraging paid ad campaigns that took us a little time to figure out so
now every time we spend money on Facebook and Instagram adds some leads
are coming in as well so that’s doing both things now again
what does that come down to really understanding the vertical you go in and
if you ever checked out my training I’m big on saying stick to one niche or
niche or vertical so if it’s your roofing stay with roofing right you want
to understand that you want to understand how much a lead is worth to
roofers and again there’s companies like homeadvisor
thumbtack they let already did a lot of this research and there are big big lead
generation businesses they’re making millions and millions and millions of
dollars with the same concept we could take that same concept on a lower level
this way so if you get into plumbing or roofing whatever it is understand that
understand what a lead is worth I just showed you an example saying hey this is
pressure washing I’m guessing maybe leads $25 but if you learn a skill that
could generate that lead for $5 and you could get $25 there’s your return on
investment you’re making 20 on profit for every call you generate and then I
also go into how do we find these people right well you have this
yes it’s powerful but you have to be will
to go out and find local service providers that need this now again I
mentioned homeadvisor thumbtack yell group on these places there’s a lot of
local businesses buying and using their services so they’re open that’s it
that’s a green light to say these people are open now you need to step in that’s
what made me make prospecting Kings I made a really in-depth training program

even over-the-shoulder video training and stuff of how we reach out how we
rent out sites how we get in touch with business owners who want to buy leads
and we can talk to them the same exact scripts word for word what works for us
what closes for us how we do email marketing cold email marketing whole
bunch of things is in that so you can check that up you want so really it
comes down to having the skill set and then understanding how to prospect and
sign people up so when you have the skill set and you can rank websites and
you have a skill set and you know how to run paid ads with a good copy you know
your vertical and you’re able to understand like I’m getting qualified
leads every time I spend X amount and they’re worth this amount and there’s a
return investment now you need to understand how do I get people to buy
these leads from me or how do I get these people to be interested in renting
out my website and taking the leads from me and we go over that and prospecting
but different ways you can cold call you can do cold email which is definitely
something that can cause a conversation for you to go further we’ve done that
before you can do something called voice drops another very powerful powerful
thing and then it comes down to the scripts what you’re saying right how
you’re saying it the sales scripts is there’s definitely a difference in
scripts and understanding that and again in prospecting Kings we go over this
type of stuff and it’s very very very important that you understand the
vertical you’re in and you pick one vertical and I can’t stress that enough
because the more you know the better the lingo goes and
Merson the more you understand what you can get again if this was a lawyer and
we weren’t using power washing for an example a lawyer would be way more than
$25 right if it was if I was able to generate personal injury phone calls
where someone’s like I got into a car accident I’m hurt I hurt my shoulder
I fell down steps at work I fell off the ladder right all those type of phone
calls if I could even generate those for way more than five dollars a call or if
I’m if I have a website that I perform search engine optimization on and I
spend some money in time and rank that even if it took me a year and now I’m
getting all these phone calls I can find a lawyer that would definitely be happy
to pay me a premium fee for every personal injury call that’s coming in
because he’s going to turn that into big money for himself
so again if you’re starting off brand new I do not suggest you jump into a
niche niche or vertical like lawyers you want something that’s you know get your
feet wet go into a smaller city population go into something yeah where
people can call and it’s maybe not so competitive like pressure washing stuff
like that plumbing or maybe hot water heater repair stuff like that start off
with in a smaller city understand this concept learn these skill sets and then
also start prospecting once you get your first deal done that’s when you start
getting the confidence and understanding of like this is how it works this is how
the system works and we’re doing this right we’re have a live case studies to
where we’re doing this we’re doing this also in our facebook private Facebook
group for the people who are in the course we’re practicing what we preach
this is what we do we have sites that make us thousands of dollars with this
method and then also that skill set helps us make thousands of dollars
because we offer that to businesses and we have a very limited space we don’t
take on too many clients anymore but it’s the right client we take them on
and we perform search engine optimization and a specific formula a
specific way for them to get them results and then also we do have a pay
per call business model as well we do run social media ads we do run Google
and we turn that into money as well and again what it comes down to is skill set
you need to understand how to do this stuff first once you know how to do it
you need to prove that you know how to do it once you see results phone calls
coming in and we track everything on our websites we can work we record every
phone call we can hear them we record every email coming in and opt-in form so
we know we’re the ones generating that once you have the skill set down now
it’s finding someone to show them exactly what you have and what I like to
do is actually show them in a demo like look at the phone calls that are coming
in especially if they’re already spending money somewhere else that’s a
great sign if they’re already buying leads from homeadvisor and they already
spending thousands of dollars on Google Ads hey look what I have I have this
site I have leads coming in here’s all the proof here’s all the phone calls
would you like this I want X amount of dollars
wouldn’t you agree this is a better deal that I’m giving you then Google that you
spending thousands on so come over with me right and that’s the type of

it’s a insane concept and this is on a smaller level you could always go bigger
with this you could really build out bigger sites and go into multiple cities
for that service so if you had a plumbing website you go into New York
and go into Chicago right you can really build a mass money site and rent out the
spaces or sell the phone call leads again I just wanted to go over a brief
overview exactly what is local ijen the two main concepts of what most people
are doing to start their local Legion and how to actually start what do you
need you need a skill set and you need to get people by prospecting them the
correct way once you have those two things down this is a real business
